The following Special Terms appears in Part 3 of a RTA Form 18a
Office hours are from 9am to 12 noon and 2pm to 5pm, Monday
to Friday.
A "call-out" fee applies for any after hours intervention
by management - refer to Charges (Below)
Gym/Laundry/Pool and BBQ curfew is 10:30pm to 7am.
Management to be informed of extended stays of Guests - refer
to Charges (Below)

All invoices are payable within 7 days of presentation.
Tenant to pay for light globe and battery replacement - regardless
of period of occupancy.
There is a ban on cigarette smoking. For balconies, it is relaxed.
Zero tolerance, however applies to people flicking away butts.
Balconies to be washed down regularly and form part of a tenant's
responsibility for cleanliness.
Gazetted fee for Emergency Services attendance = a tenant responsibility
if the latter deem an incident as malicious.
On departure of a tenant, management determines repair costs and
state of cleanliness of apartment/balcony.
Consumables (Pillows, mattress protectors, mop head & toilet
brush) must be replaced at end of tenancy & bedspread dry
cleaned.
Visitor car parks are not for long duration purposes - example:
Not Overnight Occupation.
